Lease terms

1. Lease Term: The rental term shall commence on [Start Date] and end on [End Date], unless extended or terminated as provided herein. 2. Rent & Payment: Monthly rent: $[Amount], payable in advance on the [Due Date] of each month. Last month's rent is due at lease signing. 3. No Smoking: Smoking of any kind is strictly prohibited inside the house, on the porch, or anywhere on the property. 4. Pets: No pets are permitted without prior written approval from Owner. Owner may consider a small dog or fish upon request. Absolutely no cats are allowed due to Owner's severe cat allergy. 5. Shoes Policy: Shoes must be removed upon entry and left in the designated foyer area. 6. Hot Tub: Tenant agrees to abide by the provided hot tub usage rules and guidelines. Misuse may result in loss of hot tub privileges and liability for any damages. 7. Chemical Use: Tenant shall not spray or apply any chemicals, pesticides, herbicides, or similar substances in the yard or on the grounds. 8. Maintenance & Cleanliness: Tenant agrees to maintain the property in clean, sanitary condition and report any damage or needed repairs promptly to Owner. 9. Additional Terms: Tenant shall comply with all house rules provided by Owner. No alterations to the property (e.g., painting, installations) without written permission. 10. Termination: Any breach of these terms may result in termination of this lease at Owner's discretion, in accordance with applicable laws.
