Lease terms

LEASE TERMS Property Address: 3248 W. Berteau Ave, Chicago, IL 60618 Lease Term: Initial lease term shall be twelve (12) months unless otherwise agreed to in writing by both parties. Rent Due Date: Monthly rent is due on the 1st day of each month and shall be considered late after the 5th day of the month. Security Deposit: Tenant shall pay a security deposit equal to one month's rent prior to move-in. Utilities: Tenant is responsible for electricity and gas unless otherwise specified in the lease agreement. Owner shall be responsible for water, sewer, and trash services unless otherwise agreed upon in writing. Occupancy: The premises shall be occupied solely by the individuals listed on the lease agreement. Subleasing or assigning the lease without the landlord's written consent is prohibited. Maintenance: Tenant agrees to maintain the premises in a clean and sanitary condition. Tenant shall promptly report any maintenance issues or damages to the landlord. Late Fees: Any rent not received by the due date may be subject to applicable late fees in accordance with Illinois law and the Chicago Residential Landlord and Tenant Ordinance (RLTO). Pets: No pets are permitted unless approved in writing by the landlord and subject to any applicable pet fees or deposits. Smoking: Smoking is prohibited inside the building and individual units unless otherwise authorized by the landlord. Renewal: Upon expiration of the initial term, the lease may convert to a month-to-month tenancy or be renewed under mutually agreed terms. Compliance: Tenant agrees to comply with all building rules, local ordinances, and the Chicago Residential Landlord and Tenant Ordinance (RLTO). Possession: Tenant shall take possession of the premises on the agreed commencement date and return the premises in good condition, reasonable wear and tear excepted, upon termination of the tenancy.
