Lease terms

The rent is $3660 per month. Lease duration is 12 months. Security deposit and the 1st month rent must be paid after signing the lease. The keys will be given after receiving the payment. After moving out, the tenant must also pay a $400 non-refundable cleaning fee to the landlord. HOA fee covered. Utilities and the internet are not covered. Tenants are responsible for maintaining the front and backyard according to the landlord and HOA's standard. No smoking allowed on premise. Tenants must comply with the HOA and city ordinance when parking on the street. The landlord is not responsible for any fine incurred due to violations of the rule. No sublease is allowed. Tenants must also pay for the air filter replacement (~$30 per three month replacement) every three months. In addition, tenants must purchase and maintain a liability insurance of no less than $300K for the duration of the lease and for all tenants. Lastly, the tenants are expected to pay the full amount of the rent (for group of 4 or 5) even if other tenants cannot pay their share.
