What interests you about this home and the River Islands community? 7. Do you have any pets? 8. Have you had any recent evictions or issues with rental history? 9. Are all applicants comfortable with a credit/background check? Tenant Requirements & Lease Terms: To ensure a high-quality living experience, the following requirements apply: Insurance Requirement: Tenant must maintain renter's insurance with a minimum of $500,000 liability coverage. The homeowner must be listed as Additional Insured. Proof required prior to move-in and maintained throughout tenancy Income & Financial Criteria Minimum household income: 2.5x 3x monthly rent. Stable employment or verifiable income required. Credit history will be reviewed (no recent bankruptcies, collections, or evictions preferred) Application Screening Background and credit checks will be conducted. Rental history verification required Applicants must provide: Phone number, Email address, Valid government-issued photo ID Pets Policy No Pets. Smoking Policy Strict no-smoking policy (inside the home and garage) Occupancy Limits Occupancy must comply with local regulations Typically, the 2 persons per bedroom guideline Move-In Costs Security deposit required (1 month rent) First month's rent due at signing Additional deposits/fees may apply (pets, etc.) Utilities Responsibility Tenant responsible for: Electricity, Water, Trash, Internet Lease Terms Minimum lease term: 12 months (Longer-term leases preferred) Property Care Expectations Tenant is responsible for maintaining cleanliness and basic upkeep Must comply with HOA rules and community guidelines. No unauthorized modifications to property Parking Parking is limited to designated spaces (garage/driveway) No commercial vehicles or street storage
