12-Month Lease Rental Criteria: The resident rental criteria is enforced in accordance with local, state, federal and all applicable Fair Housing Laws. Application Requirements Applicants must be 18+ (unless familial status applies). All fees (application, and administration) must be paid before processing. Application and administration fees are non-refundable. Non-U.S. citizens must provide valid work authorization. 2. Application Review All information must be complete, accurate, and verifiable. False or unverifiable information will result in denial. Processing may take 5 7 business days. 3. Guarantors Applicants who do not meet income or rental history requirements may qualify with a guarantor earning at least 4x the monthly rent and meeting all criteria. 4. Income Requirements Applicants must earn at least 2.5x the monthly rent. Employment and income will be verified. Self-employed applicants must provide a prior-year tax return or last 3 bank statements. Certain income sources (e.g., student loans, unemployment) are not accepted. 5. Credit & Rental Debt Credit history will be reviewed. Outstanding balances to landlords within the past 2 years will result in denial unless paid in full. Older issues (over 2 years) may be approved with an additional deposit and positive current rental history. 6. Bankruptcy Active bankruptcies are not accepted. Discharged bankruptcies may be considered with at least 2 positive credit references in the past 12 months. 7. Criminal Background All applicants 18+ will be screened. Denials include recent felonies involving harm to others (within 7 years), multiple felonies, sex offenses, or repeated offenses that pose a safety risk. 8. Rental History At least 12 months of rental history is required. Must show timely payments and lease compliance. Family/friend references are not accepted. 9. Pets Allowed: cats, and small dogs. Only 2 animals are allowed. No exotic animals, reptiles, or aggressive breeds. Weight limit: 20 lbs. Fee: $500 per pet (non-refundable) plus $50/month per pet.
