Lease terms
1. MAINTENANCE AND REPAIRS The Tenant shall maintain the Premises in good condition and repair. The Landlord shall be responsible for all major repairs, provided that the Tenant notifies the Landlord of the need for such repairs in a timely manner. 2. OCCUPANCY LIMITS The Premises shall be occupied by no more than 4 persons. 3. USE OF PREMISES The Premises shall be used solely as a private residence. The Tenant shall not engage in any illegal activities on the Premises. 4. ALTERATIONS AND IMPROVEMENTS The Tenant shall not make any alterations, additions, or improvements to the Premises without the prior written consent of the Landlord. 5. SUBLETTING AND ASSIGNMENT The Tenant shall not sublet the Premises or assign this Lease without the prior written consent of the Landlord. 6. ENTRY BY LANDLORD The Landlord may enter the Premises for inspection, maintenance, or repairs, provided that the Landlord gives the Tenant at least 24 hours notice, except in the case of an emergency. 7. DEFAULT AND EVICTION The Landlord may terminate this Lease and seek eviction of the Tenant for non-payment of rent, breach of any term of this Lease, or any other grounds provided by law. The Landlord shall provide the Tenant with 30 days written notice of termination and eviction. 8. RENEWAL AND TERMINATION The Tenant must provide the Landlord with [number of days, e.g., 60 days] written notice of their intent to renew or terminate the Lease prior to the Lease end date. Renewal of the Lease is subject to the Landlord's approval. 9. Smoking and Pet Policy **No Smoking** Smoking is strictly prohibited inside the property and on the premises. This includes all forms of smoking, such as cigarettes, cigars, pipes, and electronic cigarettes. The renter agrees to ensure that neither they nor their guests smoke within or around the property. **No Pets** Pets are not allowed on the property. This includes all types of animals, whether they are owned by the renter or by guests. 10. Penalties for Violations **Penalties for Smoking Violations** A. First Violation - A fine of $250 will be imposed on the renter. B. Subsequent Violations - A fine of $500 will be imposed for each additional violation. C. Cleaning and Repair Costs - The renter will be responsible for all costs associated with cleaning, deodorizing, and repairing any damage caused by smoking. This includes but is not limited to, professional cleaning as well as any necessary repainting. D. Security Deposit Forfeiture - The owner reserves the right to withhold part or all of the security deposit to cover the costs of smoking-related damages. E. Lease Termination - Violations may result in the termination of the lease and eviction proceedings, in accordance with local laws and regulations. **Penalties for Pet Violations** A. First Violation- A fine of $250 will be imposed on the renter. B. Subsequent Violations - A fine of $500 will be imposed for each additional violation. C. Cleaning and Repair Costs - The renter will be responsible for all costs associated with cleaning and repairing any damage caused by the presence of pets. This includes but is not limited to, professional cleaning as well as any necessary repainting and pest control treatments. D. Security Deposit Forfeiture - The owner reserves the right to withhold part or all of the security deposit to cover the costs of pet-related damages. E. Lease Termination - Violations may result in the termination of the lease and eviction proceedings, in accordance with local laws and regulations. F. Late Rent Payment Penalty G. Late Fee If Rent is not received by Landlord within five (5) days after the due date, Tenant shall pay a late fee of $50.00 as additional rent. This late fee is due immediately and is considered additional rent under the terms of this Lease. H. Additional Charges for Returned Payments If any payment by Tenant is returned for insufficient funds or for any other reason, Tenant shall pay a fee of $100.00 as additional rent. This fee is due immediately upon notification to the Tenant of the returned payment. I. Continuous Late Payments If Tenant is late with Rent payment for three (3) or more consecutive months, the Landlord reserves the right to terminate the Lease with a 30-day written notice. J. No Waiver Acceptance of a late payment by Landlord does not constitute a waiver of Landlord's right to enforce timely payments, nor does it prevent Landlord from taking any legal action available under this Lease or by law.
