Lease terms

Lease terms are designed for a quiet, respectful, long-term tenant. The preferred lease term is 12 months, with renewal options available by mutual agreement. Monthly rent include utilities; tenant will pay a flat monthly utility fee included in the base rent to help cover electric, heat/AC, water, sewer, trash, and internet, unless otherwise agreed in the lease. The unit is a private 500 sq. ft. ADU with a separate entrance, in-unit washer/dryer, new appliances, one off-street parking space, and a private outdoor seating area. The property is best suited for one occupant or a couple looking for a clean, quiet, well-maintained home in a residential setting. Applicants should be prepared for standard screening, including income verification, credit/background check, rental references, and employment or income documentation. A security deposit will be due at lease signing, subject to New York law. Additional policies: No smoking or vaping inside the unit or on the property. One indoor cat is allowed. Tenant is expected to maintain a peaceful living environment and respect the residential nature of the property. No short-term rentals or subletting without written permission. Renter's insurance required. Final lease terms, utility fee, move-in costs, and occupancy details will be confirmed in the written lease.
