Lease terms

Rear parking lot located at 324 East Trinity Lane, Nashville, Tennessee 37207, available for lease at $4,000 per month. Initial lease term is 12 months. Use is limited to lawful parking of registered and operable vehicles within the designated parking area. No vehicle repairs, vehicle sales, overnight occupancy, dumping, hazardous-material storage, events, or subleasing are permitted without the landlord's prior written approval. Tenant is responsible for obtaining any required permits and licenses; maintaining commercial general liability and automobile liability insurance; keeping the leased area clean; and paying for damage caused by the tenant, its employees, customers, contractors, or vehicles. The landlord will retain unobstructed access to the building, entrances, drive aisles, fire lanes, utility areas, trash collection areas, and any specifically reserved parking spaces. Utilities, security services, and vehicle monitoring are not included. Exact access hours, parking boundaries, space count, maintenance responsibilities, towing procedures, and permitted vehicle types will be stated in the executed commercial parking agreement.
