Lease terms

The lease duration is for one year. Rules and Regulations: Smoking: The Premises are strictly non-smoking indoors. This includes tobacco, cannabis, and vaping. Smoking is permitted outdoors only; all debris must be disposed of safely and completely. Utilities: Monthly rent does not include utility services. Tenant agrees to establish accounts in their own name and pay all charges directly to the service providers for electricity, internet/cable, and city utilities. For reference only, historical monthly averages for this property have been approximately $112 for City of Spokane utilities, $69 for Comcast, and fluctuating between $58 and $142 for Avista utilities depending on seasonal usage. Tenant is responsible for actual usage costs, regardless of past averages. Yard and Landscaping Maintenance: Tenant is responsible for the routine upkeep and care of all outdoor areas, including the front lawn, side yards, and the gravel backyard. Maintenance tasks include, but are not limited to: regular weeding of gravel beds, timely raking of fallen leaves and pine needles to mulched areas to prevent property damage and maintain neighborhood standards. Snow Removal: Tenant is solely responsible for clearing snow and ice from the property's walkways, driveways, and the city sidewalk running along the property boundary, in compliance with Spokane Municipal Code. Parking: Vehicles must be parked exclusively in the designated driveway or legally on the street. Parking on lawns, landscaped areas, or unpaved portions of the yard is strictly prohibited at all times.
