LEASE TERMS Minimum Lease Term: 12 months Monthly Rent: $1,900 Security Deposit: $1,900 Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, internet, cable, and any other utility services associated with the property. Tenant is responsible for all lawn maintenance, including mowing, trimming, weed control, leaf removal, and general yard upkeep. Tenant is responsible for snow and ice removal from all sidewalks, walkways, driveways, and entrances. ITIN Applicants Welcome. Applicants may qualify using a valid Individual Taxpayer Identification Number (ITIN) and must meet all income, employment, background, and rental history requirements. Smoking is strictly prohibited inside the home, basement, garage, and any enclosed area of the property. Violation of this policy may result in lease default and charges for remediation of smoke-related damage. Pets are permitted subject to landlord approval. Additional pet fees and monthly pet rent may apply. All occupants age 18 and older must complete a rental application and pass screening requirements. Employment, income, rental history, credit, and background verification are required. Private showings are by appointment only. A non-refundable Administrative Showing Fee is required prior to entering the property for a private showing. This fee covers appointment scheduling, property access coordination, travel time, and administrative expenses associated with conducting the showing.
