Lease terms

Lease Term: 12-month lease. Rent Due Date: Rent is due on the 1st of each month Late Fee: Rent not received by the due date is subject to the late fee stated in the lease. Security Deposit: Due before move-in. Utilities: Tenant is responsible for all utilities unless otherwise stated in writing. No Smoking or Vaping: Smoking or vaping is prohibited inside the home. Pets: No pets unless approved in writing by the landlord and any required pet fees or deposits are paid. Lawn Care: Tenant is responsible for maintaining the lawn, landscaping, and keeping the exterior clean. Maintenance: Tenant must promptly report maintenance issues and is responsible for damage caused by negligence or misuse. Occupancy Only approved occupants listed on the lease may reside at the property. Quiet Enjoyment: No excessive noise, illegal activity, or conduct that disturbs neighbors. Alterations: No painting, remodeling, satellite dishes, or other alterations without prior written permission. Renter's Insurance: Strongly recommended (or required if you choose). Lease Violations:Failure to comply with the lease may result in notices, fees if authorized by the lease, or termination as permitted by law. Move-Out: The home must be returned clean, undamaged (normal wear and tear excepted), with all keys returned.
