Lease terms

Lease Terms & Requirements * Monthly Rent: $2,000 * Security Deposit: $2,000 due at lease signing, along with the first month's rent. * Utilities & Lawn Care: Tenant is responsible for all utilities and routine lawn maintenance. * Pets: Pets may be permitted with prior written approval from the owner. Additional pet fees and/or deposits may apply. * Credit & Background Screening: Applicants must have a minimum credit score of 670 and successfully pass a background screening. The cost of all application, credit, and background checks is the responsibility of the applicant. * Income Verification: Proof of income and rental history may be required. * Late Payments: Rent is due as specified in the lease agreement. A $50 late fee will be assessed if rent remains unpaid after a 7-day grace period. An additional $50 late fee will be charged for each subsequent 7-day period that rent remains unpaid until the balance is paid in full. * Smoking: Smoking is strictly prohibited inside the home, garage, and any enclosed areas of the property. * Property Alterations: Tenants may not alter, modify, damage, drill into, remove, or otherwise breach any walls, fixtures, or structural components of the property without prior written consent from the owner. * Occupancy: Only individuals listed on the lease agreement may reside at the property.
