Lease terms

Applicants must have a FICO credit score of 700 or higher. Scores below 700 will not qualify. Credit check and report provided and paid by applicants. Applicants must be renters. Monthly gross income to qualify is 3x the rent. Acceptable proof of income: At least 2 months of recent paycheck stubs And W-2 If recently employed and paychecks stubs are unavailable, provide a copy of the employment agreement or contract. Self-employed applicants must submit a copy of last year's tax returns. Bank statements may support income verification but cannot serve as sole proof. Applicants must provide documentation to verify income and list them on the application. We do not accept past evictions, judgements, or collections from a management company or landlord (no collection in general, no bankruptcies). Renter's insurance is required. Proof of coverage must be provided upon signing of your lease. Renter is responsible for gas, electricity, and gardening services. No smoking allowed. No pets.
