Lease terms

Utilities: Tenant shall be responsible for payment of all water and electric utility services associated with the Property during the lease term. Security Deposit: A security deposit in the amount of $2050 shall be due prior to occupancy. The security deposit will be held and administered and may be used to cover unpaid rent, damages beyond normal wear and tear, or other lease violations. No Smoking Policy: Smoking of any kind, including cigarettes, cigars, pipes, vaping devices, electronic cigarettes, marijuana, or any other smoking products, is strictly prohibited inside the residence, garage, and any enclosed areas of the Property. Violation of this provision may result in additional cleaning, repair, and remediation charges. Pest Control: Landlord shall be responsible for routine and necessary extermination and pest control services, unless an infestation is determined to have resulted from the Tenant's negligence, unsanitary conditions, or actions. Lawn and Yard Maintenance: Tenant shall be responsible for maintaining the lawn, landscaping, and general yard condition throughout the lease term, including mowing, edging, trimming, watering (subject to local restrictions), and removal of weeds and debris. At Tenant's request and subject to Landlord approval, lawn and yard maintenance services may be provided by the Landlord or a designated contractor for an additional monthly fee, which shall be added to the monthly rent and documented in writing.
