Lease terms

Lease Duration & Rent: Fixed-term lease. Rent is $2,500.00 per month, due on the 1st. Payment methods accepted are Zillow and ACH electronic payments. Landlord reserves the right to terminate early with 30 days' written notice if the property is sold. Move-in Costs & Deposits: Refundable security deposit of $2,500.00. (Per Arizona law, refundable deposits will not be used as credit toward the last month's rent). Utilities & Appliances: Tenant pays all utility charges directly to the utility companies, including electricity, internet, cable and gas. Property features separate gas and electric meters. Refrigerator, washer, and dryer, water and trash utilities are included. Policies: Strict smoke-free property (includes tobacco inhalation, burning, or carrying lighted equipment). No pets allowed (legal service animals are the only exception). No unapproved subletting or commercial use. Fees & Financial Obligations: Late Fee: $5.00 per day for every day rent is unpaid after a 5-day grace period. Lockout Fee: $150.00 charge to regain entry. Lost Keys: $5.00 charge per unreturned/misplaced key (2 unit keys and 2 mailbox keys provided). Early Termination: Tenant may terminate early upon 60 days' written notice and payment of a $4,000.00 termination fee. Insurance Requirement: Tenant is explicitly required to maintain a casualty insurance policy (renters insurance) on the property in an amount equal to $100,000.00. Screening: $35 application and credit screening fee per applicant.
