Lease terms

All applicants will be evaluated based on the following: Credit History: A credit report will be obtained. Credit score is considered along with overall credit profile. Lack of credit may require additional documentation or deposit. Income Verification: Verifiable gross monthly income of at least 2.5 3x the monthly rent is preferred. Acceptable documentation includes pay stubs, employment letters, contracts, or tax returns. Employment Stability: Proof of stable and ongoing employment or professional contract. Rental History: Positive rental history with no prior evictions or landlord judgments where applicable. Background Check: Criminal background screening will be conducted in accordance with Philadelphia's Fair Criminal Record Screening Standards Ordinance. First-Come, First-Qualified: Applications are processed in the order received, consistent with Philadelphia's Fair Housing Ordinance. Occupancy Limits: Max 6 in accordance with local zoning and safety guidelines.
