Lease terms

The property is offered pursuant to an initial one-year lease term, after which the lease shall be converted to a month-to-month tenancy unless otherwise agreed in writing. Smoking is strictly prohibited inside the residence. No more than two small pets shall be permitted, subject to payment of the applicable pet deposit. The property includes a fenced backyard, and water service is provided by a private well. During periods of colder weather, the tenant shall be responsible for ensuring that the light in the well pump house remains turned on to help maintain adequate warmth for the pump. Failure to do so may result in any related repair costs being assessed to the tenant. The lease applies to the residence only. Lake access and the Barn are excluded from the rental and is not included in the rental agreement. Electricity is provided by Clay Electric, and the tenant shall be responsible for establishing and maintaining electric service directly with the provider. The tenant shall also be responsible for routine yard maintenance, including mowing and keeping weeds under control in garden areas.
