Lease terms

Lease Terms: Lease duration: 12-month lease (renewable annually) Security deposit: $1,500 Utilities: Tenant is responsible for all utilities, including water, electricity, gas, and internet. Trash service is included at no additional cost. Early termination: Tenant will be charged a fee equal to one month's rent if the lease is terminated early. Non-renewal notice: A written notice of at least 50 days is required from either party to not renew the lease. Property inspections: Routine inspections will be conducted every 3 months. Tenants will receive at least 48 hours' written notice. Late payment fee: A $50 fee will be applied if rent is not received within 5 days after the due date. Subletting: Not allowed without written permission from the landlord. Smoking: Not allowed inside the property Pets: [ Not allowed / Small pets considered with extra deposit] Lawn care: Landlord is responsible for lawn maintenance. Tenant Responsibilities: Tenant is responsible for keeping the property clean and in good condition. This includes: Promptly reporting any damage, leaks, or maintenance issues Replacing light bulbs, smoke detector batteries, and furnace filters as needed Keeping plumbing (toilets, sinks, drains) free of clogs Not making alterations, painting, or installing fixtures without written permission Repairing any damage caused by negligence or misuse
