Lease Terms Rent: $1,545/month Security Deposit: $1,545refundable) Key Deposit: $80 (refundable upon return of all keys) Lease Term: 12 months Move-In Costs: First month's rent + security deposit + key deposit due at signing. All move-in funds must be paid in full before keys are released. Utilities Sewer is included in rent. Tenant is responsible for electric, gas, water, trash, and internet. All utilities must be transferred to tenant's name prior to move-in. Proof of transfer must be provided before keys are released. Appliances Property includes a refrigerator, oven, and range hood. No other appliances are provided. Appliances are provided in working condition at move-in as a courtesy and are not a guaranteed feature of this lease. Tenant is responsible for proper use and any damage caused by misuse or negligence. Landlord is not responsible for repairing or replacing any appliance that fails due to normal wear, age, or mechanical failure. Tenant assumes all risk of appliance use and may replace at their own expense with prior written landlord approval. Pets Pets allowed with prior written approval only. $300 non-refundable pet fee per pet, due at signing. $30/month pet rent per pet, added to monthly rent. Maximum of 2 pets. Size and breed restrictions apply. Unauthorized pets will result in a $300 fee per pet and may result in immediate lease termination. Keys Tenant will receive 2 keys per door (3 doors = 6 keys total). A key deposit of $150 is due at signing and is fully refundable upon return of all keys at move-out. Any unreturned keys will result in a deduction of $50 per lock for rekeying, taken from the key deposit. Any costs exceeding the key deposit will be billed to the tenant. Late Fees Rent is due on the 1st of each month. Rent not received by the 5th will incur a $75 late fee. An additional $10 per day will accrue for each day rent remains unpaid after the 5th. Consistent late payment may be considered a lease violation and grounds for non-renewal or eviction. Rental Requirements Gross income of 3x monthly rent required and must be verifiable. Credit score of 620 or higher preferred. No prior evictions. All occupants 18 and older must apply and pass a background and credit screening. Co-signers accepted on a case-by-case basis. Lease Violations Tenant will receive written notice for any lease violation. Tenant will have the opportunity to cure the violation within the timeframe specified in the notice. Repeated or uncured violations may result in eviction proceedings per Missouri law. Property Maintenance Tenant is responsible for maintaining the property in clean and good condition throughout the tenancy. Tenant is responsible for lawn care and snow removal. Any damage beyond normal wear and tear will be repaired at tenant's expense and deducted from the security deposit. Tenant must report any maintenance issues promptly in writing. Failure to report known issues that result in further damage may be billed to the tenant. Alterations No alterations, modifications, or improvements to the property are permitted without prior written approval from the landlord. This includes but is not limited to painting, installing fixtures, adding locks, or making any structural changes. Unauthorized alterations will be restored at tenant's expense. Smoking Policy No smoking, vaping, or use of any tobacco or cannabis products inside the property or within 10 feet of any entrance. Violation of this policy will result in automatic forfeiture of the security deposit and may result in lease termination. Renter's Insurance Tenant is required to maintain renter's insurance with a minimum of $100,000 in liability coverage for the duration of the tenancy. Proof of active policy must be provided prior to move-in and upon renewal. Landlord is not responsible for any loss, theft, or damage to tenant's personal property.
