Lease terms

Lease will be for a minimum of 12 months and up to a maximum of 18 months if preferred. The tenant is responsible for the payment of $100 each month for water services paid to the landlord no later than the 5th. The tenant is also responsible to pay separately under their name Electric and Gas. Failure to pay the rent by the 5th results in a $50 late fee with eviction being filed on the 15th for all unpaid rent, water, and late fees. Tenant is responsible for keeping the unit in clean and functioning condition. If any issues arise in the unit the tenant will let the landlord know immediately so that repairs can be done within 5 to 10 business days. There is absolutely no smoking in the unit of any kind and will result in a violation of the lease agreement and eviction.
