Lease terms

The property will be leased by the month; each month the tenant and property owner will re-evaluate to determine whether everyone wants to continue with the living situation. Rent is due on the 1st of the month, and if not paid within 3 days of that time, an additional fee of 10% of the rent ($90) will be applied for every late day. Smoking is not permitted on the property. Social drinking, i.e. casual periodic alcohol consumption in moderation, is allowed on the property. Excessive alcohol consumption, such as that resulting in inebriation and causing disruption to enjoyment of the property, will not be tolerated, and will be grounds for early termination of the lease. No weapons are permitted on the property. "Weapons" here includes, but is not limited to: firearms, combat blades (non-culinary knives, swords, axes, etc.), martial arts fighting weaponry (brass knuckles, nunchucks, etc.) and portable devices that use electro-muscular disruption technology (e.g. Tasers). All house members agree to uphold expected quiet hours from 10pm - 6am each day. Also, all are asked to avoid excessively loud, continued noises, such as from pets, games, TV, music, persistent physical movement, parties, and guests. Any guests invited over by tenant cannot stay more than 1 day without the consent of the property owner. All house members will make best efforts to abide by the general principles of Nonviolent Communication (NVC), as enumerated by Marshall Rosenburg in Nonviolent Communication: A Language of Life (3rd edition), which will be available on the premises. Generally, following NVC means refraining from verbal violence such as name-calling, ridicule, judgement, mockery, etc. Significant violations of this practice would be grounds for immediate termination of the rental lease. If the tenant has any pets (small animals or dogs/cats under 20 lbs), a fee of $100 per pet per month will apply (or $100 flat rate if it's multiple small animals sharing an enclosure, e.g. fish). Apart from maintaining a clean, orderly, and oder-free common area and room, tenant has no responsibilities for maintenance.

About the building

We currently have two available bedrooms. The first is a spacious (115 sq ft) west-facing second-story bedroom with great golden-hour lighting, closet, and plush shag carpeting, furnished with a large bunk bed with built-in drawers for storage, a desk, and mirrors. It is available for $900/month. The second option is the luxurious main floor master bedroom (156 sq ft), which comes furnished with a king-sized bed, built in closet, large mirror and two chests of drawers, and a sink. It is available for $1200/month. (We have a third room, pictured with the orange carpet, which will be available in late July for $900/month.) In addition to their private room, renters will also have access to common areas of the rest of the home: three bathrooms, kitchen and fridge/freezer space, dining room, living area, patio, and laundry room. Off-street parking is available in our driveway. The room will be your own private space, and common areas will be shared with property owners (a couple) and up to 1-2 other housemates.

Housemate details

Room is solo, but housemates include property owners: we are a nature-loving couple (1 M, 1 F) who strive to be respectful and communicative. We work from home, so our schedules are flexible, but we prefer maintain quiet hours between 10pm and 6am.
