Terms at 321 Gallery Dr

Monthly rent = $1550. Security deposit = 1 month's rent or Jetty. Lease duration = 1 year or more. One to two months rent free depending on length of lease. Each free month of rent is granted at the start of lease term (i.e. one month deducted per calendar year) or discount can be distributed across each one year term. Thirty day notice for non renewal and or early cancellation. Lease will go to month to month at the end of initial term. Rent subject to market rates at renewal or at end of lease with no 30 day notice. Military cancellation clause to accommodate PCS' and deployments. Security deposit return within 30 days of move out. Tenant requirements: Income = x3 monthly rent Credit score = negotiable Credit and background screening (tenant cost via Zillow rental) Application (tenant cost via Zillow rental) Renter responsible for all utilities. Renter responsible for reporting all maintenance issues within 24 hours. Renter responsible for changing out HVAC filters every 2-3 months with proof provided to property manager with each change. No smoking allowed (inside or on the patio). No exemptions. Will allow 1-2 small dogs or a small dog and cat or one of each. Must submit animal vaccinations and complete animal screenings. Tenant may use Jetty or other like product to satisfy security deposit for the unit. Renters insurance is recommended. Owner/Landlord is not responsible for tenants personal items. Free uncovered parking x2 spots available. Tenant responsible for meeting with POA upon move in to register for parking and gate access pass. Ask about fully furnished short term corporate rental option (higher rate, shorter term, less stress).
