LEASE TERMS & TENANT RESPONSIBILITIES We've owned and cared for this home for years, and we're looking for tenants who'll do the same. A few notes to set clear expectations upfront. WHAT'S INCLUDED Tenants are responsible for all utilities. Pet rent is an additional $50/month if pets are part of your household. CARING FOR THE HOME Tenants handle routine landscaping plus a few simple maintenance habits that protect the home: Change the AC filter as directed (typically every 1-3 months) Use drain strainers in the bathrooms, or clean drains regularly, to prevent hair clogs Go easy on the kitchen garbage disposal please don't overload it. And pretty please do not pour cooking grease down the drain. USE OF THE PROPERTY This is a long-term residence. Subletting and short-term rentals (Airbnb, VRBO, etc.) are not permitted. APPLICATION REQUIREMENTS Every adult planning to live at the property must meet the following: Income: Combined household income of at least 3x monthly rent Credit & background: Credit history report and criminal background check Rental history: Verifiable rental references with no history of evictions Employment: Current employment with income verification Please make sure your application is complete and accurate omissions or inaccuracies are grounds for denial.
