Pet rent is an additional $50/month. Tennant pays for all utilities, and is responsible for maintaining the landscaping. Tenant is also responsible for (1) changing the AC air filter as directed (usually every 1-3 months), (2) putting a strainer on bathroom drains or cleaning the drains regularly to avoid hair clogging the pipes, and (3) avoiding overloading the kitchen sink garbage disposal. Subletting or short-term rentals (airbnb etc) is not permitted. To ensure a high standard of tenants for our rental property, all adults who will reside at the property must meet the following criteria: they must undergo a criminal background check and credit history report. Additionally, there should be no history of evictions. Prior rental history is required and references will be checked. Employment and income verification are mandatory, and applicants must provide proof of current employment. The total household income must be at least three times the monthly rent, which in this case is $12,600/month. Inaccurate or incomplete information on the application is grounds for denial. These requirements are designed to ensure a safe and stable living environment for all residents.
