Rental Policy for 3204 Rees Avenue 1. Lease Term and Rent The lease will be for a term of 1 year Rent is due on the 5th of each month. Late payments may incur a late fee of $100.00 2. Security Deposit A security deposit of $1800.00 required before moving in. The deposit will be held to cover damages beyond normal wear and tear or any unpaid balances at the end of the lease. 3. Property Inspections The landlord reserves the right to inspect the property every 60 days with at least 48 hours' written notice. Inspections ensure the property is being maintained and to address any repair needs. 4. Maintenance and Repairs Tenants are responsible for keeping the property clean and maintaining the yard (e.g., mowing, removing weeds). Tenants must report any damage or necessary repairs promptly. Negligence resulting in damages will be the tenant's responsibility. 5. No Pets Policy No pets are allowed on the property at any time. Violation of this policy will result in lease termination. 6. Occupancy Limit The property is to be occupied by no more than 8 individuals as named in the lease. Subletting or allowing additional occupants not listed in the lease is prohibited. 7. Prohibited Activities No illegal activities or activities that would damage the property, disturb neighbors, or violate local laws are allowed on the premises. 8. Alterations and Decorations Tenants are not permitted to make alterations (e.g., painting, installing fixtures) to the property without written consent from the landlord. 9. Smoking Policy Smoking is not allowed inside the property. Any evidence of smoking indoors will result in cleaning and repair fees deducted from the security deposit. 10. Entry During Emergencies The landlord has the right to enter the property without notice in case of emergencies (e.g., fire, flooding, major damage). 11. Lease Violation and Termination Violations of the lease terms may result in penalties, including eviction if necessary. The landlord will provide written notice of any lease breaches. 12. Tenant Insurance Tenants are encouraged to obtain renter's insurance to cover their personal belongings and liability. 13. Move-In/Move-Out Inspection A thorough move-in inspection will be conducted to document the property's condition. Tenants are responsible for returning the property in the same condition, minus normal wear and tear.
