Terms at 3201 N Pershing Dr

Lease Terms Lease Duration The lease shall be for a minimum term of ten (10) months and up to twelve (12) months, commencing on the agreed start date and ending on the agreed termination date, unless renewed or extended by written agreement of both parties. Rent and Payment: Monthly rent shall be paid in full on or before the first (1st) day of each month by the method specified by the Landlord. Partial payments will not be accepted unless expressly authorized in writing by the Landlord. Security Deposit and First Month's Rent: At lease signing, Tenant shall pay first month's rent and a security deposit equal to one (1) month's rent. The security deposit shall be held in accordance with applicable state law and may be used to cover damages beyond normal wear and tear, unpaid rent, or other tenant obligations under this lease. Application Requirements All prospective tenants must complete a background and credit check through RentSpree. Applications submitted via Zillow or other platforms will not be accepted. A minimum credit score of 700 and a reliable rental and financial history are required for consideration. Occupancy and Use The premises shall be occupied solely as a private single-family residence by the Tenant(s) listed in the lease. Subletting, short-term rentals (including Airbnb/VRBO), or assignment of the lease are prohibited without prior written consent from the Landlord. Maintenance and Repairs Tenant shall keep the premises clean and in good order. Tenant is responsible for routine upkeep (e.g., lawn care, snow removal, changing HVAC filters). Landlord shall be responsible for major repairs not caused by tenant negligence or misuse. Utilities Tenant shall be responsible for payment of all utilities unless otherwise specified in the lease (e.g., water, gas, electric, internet, trash removal). Default Failure to pay rent when due, failure to maintain required credit/financial obligations, or breach of lease provisions may result in termination of the lease and forfeiture of the security deposit, subject to applicable law.
