Lease terms

HOA and owner pay for water and trash. Tenant pays for security, internet, and electricity (typically approximately $100 per month per person for all three total assuming 2 tenants: total for the townhome is approximately $200 per month). Currently, Xfinity is the internet provider. Tenant is also required to carry a Renter's Insurance Policy with $1,000,000 liability limits. This policy will be provided to the landlord as proof of insurance. State Farm, among others, provides these types of policies very reasonably. One dog or one cat allowed with additional refundable security deposit ($300) and $35 (nonrefundable) per month. There are many areas to exercise dogs in the area, including a dog park at Spring Canyon. Dogs must be leashed when outside in the townhouse complex. Owners are responsible for following all HOA rules, including those specifically dealing with pets and cars. Tenants with pets will be required to have the carpets in the townhouse cleaned one time per year at their expense. There will be no more than two tenants, each having their own lease of one year duration. No subletting of any kind will be allowed. No smoking of any kind allowed. Security monitoring must be set up and runs around $35 per month for the townhouse. It is requested that the security be armed when the townhome is unoccupied.

The neighborhood

About the building

Sunny, clean and recently upgraded townhome in a quiet location very close (within 10 min) to CSU, Horsetooth Park and Reservoir, Pine Ridge nature areas, frisbee golf, and Spring Creek walking trail. Also within 10 minutes of grocery stores, restaurants, and breweries. The townhouse features 2 large bedrooms (each with a large closet) and a full bath on the upper floor. There is also an additional linen closet in the second floor foyer. The kitchen, dining room/living room with a traditional wood burning fireplace and powder room are all on the main floor with an additional storage closet. The laundry room and one-car garage reside on the basement level. Both bedrooms and the main living space can be easily cooled with window AC's, provided by the landlord. The townhouse has many windows and those in the living room and master bedroom look north out over a grassy courtyard. All appliances and window coverings have been updated recently, including the washer and dryer. A new smart water heater will be installed late April. There is a newer security system. The complex has a swimming pool, gazebo, and ample parking. The townhome is unfurnished.
