Lease terms

Landlord shall be responsible for payment of trash/garbage service and the quarterly sewer bill. Tenant shall be responsible for all other utilities, including electric, gas, water, and cable/internet. Tenant agrees to transfer all applicable utilities into their name within five (5) days of the lease start date. Failure to transfer utilities may result in additional fees or default under the lease. Tenant shall be responsible for routine lawn care, including mowing and general upkeep, and for snow and ice removal in a timely manner and in compliance with all local ordinances. Tenant must maintain heat at a minimum temperature of 55 F during winter. This lease shall be for a fixed term of twelve (12) months. Pets are permitted, subject to the following conditions: Maximum of two (2) pets allowed A nonrefundable pet fee of 1 month rent All pets must be properly licensed and vaccinated in accordance with local laws Unauthorized pets constitute a lease violation Smoking of any kind, including but not limited to cigarettes, vaping, and marijuana, is strictly prohibited inside the premises.
