Lease Duration 12 month lease required. 60 day written notice required prior to lease expiration. Renewal terms subject to market rate adjustments. Rent and Income Requirements Applicants must demonstrate verifiable gross income of at least 3 times the monthly rent. Background, credit, and rental history screening required for all adults 18 and older. Smoking Policy This is a non smoking property. Smoking is not permitted inside the home or any enclosed areas. Pet Policy Pets allowed with prior approval. $500 refundable pet deposit required per pet. Breed restrictions may apply. Renter's insurance with pet liability coverage is required. Parking Policy Parking permitted in driveway spaces only. No street parking or commercial vehicles allowed. Utilities Tenant is responsible for all utilities including electricity, water, gas, trash, internet, and lawn maintenance unless otherwise stated. Maintenance Responsibilities Tenant is responsible for maintaining the property in clean condition, replacing HVAC filters monthly, changing light bulbs, and handling minor maintenance items under $100. Lawn care and pest control are tenant responsibilities unless otherwise specified. Inspections Property manager will conduct routine property inspections every 6 months with proper notice provided in accordance with state law. Occupancy and Subletting Occupancy limited to approved residents only. Subletting or short term rentals are not permitted. Application Fees and Deposits Security deposit equal to one month's rent. Application fee required for each adult applicant.
