Lease terms

Monthly rent is $1795 with $1800 refundable security deposit, and landlord prefers a two year lease term. Landlord will consider a small dog with a non refundable pet deposit of $300. Tenant pays all utilities, and is required to maintain the yard unless choosing to pay the landlord additional $75 per month for that service. This is a non-smoking property. Tenant is required to maintain the property as described in the lease, especially the purchasing and regular changing of HVAC filters. There is no fee for lease application. Your Gross Monthly Income should be approximately 2.5 times the monthly rent amount or greater and verifiable. Legally married couples and roommates may combine incomes. -Rental History: You must list your last two (2) landlords' contact information. You must give your current landlord a written Notice to vacate prior to the processing of your application. Current and previous residencies must be verifiable, free of evictions, judgments, and unpaid rents. A previous breached lease may result in application denial. -Proof of Income: Submit at least two (2) of your most recent pay stubs. If a new hire, submit on employer's company letterhead your hire date, gross monthly income and signature of Human Resources or Supervisor. If self-employed, provide the last two (2) years tax returns or 1099s. -Credit History: To determine satisfactory credit worthiness, we may obtain a report from a credit-reporting agency. Bankruptcy will be considered on a case by case basis. -Criminal History: We will obtain an identity verification and risk assessment report from an assessment-reporting agency. No one convicted of a violent or property crime, or any felony, will be approved.
