Lease terms

Tenant is responsible for all utilities at the property. Water and trash is billed to the tenants separate on their portal. All applicants must complete a Pet Screening process which is $25 per pet profile. Pet deposit is $300 per pet and $35 a month for pet fee per pet. A minimum of 12 month lease. The tenant is responsible for all utilities and trash removal. There is a $50 app fee per adult applying for the property, everyone 18 and older must apply. 1. A prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes; and 2. If a prospective tenant provides the landlord with a portable tenant screening report, this report must be dated within the last 30 days. The landlord is prohibited from: Charging the prospective tenant a rental application fee; or charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.
