Tenants will be responsible for following items for duration of the lease: Any and all request for modifications to the home internal and external must be submitted to the owner for review and approval and then the HOA must approve the request. Tenant will winterize and de-winterize sprinkler system each Spring and Fall at tenant expense. Tenant will be responsible at tenant expense for landscaping (mowing, trimming shrubs & trees, mulching and fertilizer treatments) and will use a professional maintenance company/person. Tenant will ensure trees and bushes are maintained away from home and A/C unit. Tenant is required to change all filters in the home at least every (90) days. If any HOA violations are made during the term of the lease by the tenant, the tenant will rectify and pay the penalty. Tenant is required to carry renters insurance for the term of the lease and provide a copy to the owner prior to move in. No smoking is allowed in the home.
