Lease terms

I. Rent a. Tenant(s) agree to pay one month's security deposit of $______ and first month's rent of $______ prior to taking possession of the apartment. b. Monthly rent of $______ is due on the first (1st) day of each month. Rent not received by the end of the fifth (5th) day of the month shall incur a late fee of $30. c. Landlord requires 60 days notice if tenant/s decides to move out past end of lease date. Landlord will also give 60 days notice if requesting premise to be vacated past end of lease date. Tenant/s are not allowed to live out their security deposit. Security deposit will only be refunded if proper notice is given and apartment is in good/original condition. Deposit returned on actual day of move. d. Heat and hot water are included in the rent. e. Tenant is responsible for all Con Edison charges, including electric and gas service. f. Smoking is prohibited anywhere inside the apartment. g. No pets shall be permitted without prior written consent of the Landlord. h. Only the individuals listed on this lease may occupy the premises as their primary residence unless otherwise agreed to in writing. i. Tenant shall not paint, install shelves, mount televisions, or make alterations without Landlord's written permission. j. Tenant shall not change or add locks without Landlord's written permission. k. No illegal activity shall occur on the premises. l. Tenant shall not assign or sublet the apartment without the Landlord's written consent. m. A $____ fee will be charged for returned payments. Apartment shall be returned in broom-clean condition. II. House Rules a. Landlord will maintain a key to the apartment for emergency purposes only. Landlord may enter the apartment with reasonable advance notice for repairs, inspections, maintenance, or to show the apartment to prospective tenants or purchasers. In emergencies, Landlord may enter without prior notice. b. Tenant/s must follow all recycling laws c. Washing machines are prohibited unless specifically approved in writing by the Landlord. d. Leaks must be reported immediately including leaks from sinks, toilets, windows, ceilings, or appliances. e. Tenant/s is responsible for any damages occurring from any attempted repairs that are not reported to Landlord, or any damages caused by careless or reckless activity. f. Tenant(s) shall not create excessive noise or otherwise disturb neighboring occupants.
