Lease terms

Leasing Information: Application Process: Each applicant aged 18 or older must complete a rental application. A non-refundable application fee of $50 per applicant is required. A background check is mandatory for all applicants as part of the approval process. Utilities & Inclusions: Tenant pays for Electricity, water, and trash services. Included in rent: HOA fees, washer and dryer. Renter's Insurance: Proof of renter's insurance is required before move-in. Pet Policy: Dogs are welcome. A $150 non-refundable pet fee per pet is required. Breeds are negotiated and subject to approval. Smoking Policy: Smoking is strictly prohibited inside the home. Move-In Requirements: Upon approval, the security deposit, first month's rent, and any applicable pet fees must be paid within 10 days. Tenant Responsibilities: Lawn maintenance is required. Tenants may handle this themselves or contact management to arrange third-party lawn care. Air filters will be replaced every 30 days. Tenants are expected to report and maintain regular upkeep and minor maintenance issues. Any damages occurring after the move-in date will be deducted from the security deposit. If costs exceed the deposit, the tenant is responsible for the remaining balance.
