1. MOVE-IN COSTS First month's rent + Last Month's rent + security deposit. 3. PARKING Parking on Seaview St is strictly prohibited Street parking available on 8th St Tenant acknowledges and agrees to this condition at signing Violations may result in lease termination 6. OCCUPANCY Unit is for residential use only Only persons listed on the lease may occupy the unit No subletting or Airbnb/short-term rentals permitted Guest stays limited to 14 consecutive days 7. PETS are NOT ALLOWED 8. MAINTENANCE & REPAIRS Tenant must report maintenance issues promptly in writing Tenant responsible for minor repairs under $100 No alterations to the unit without written landlord approval Tenant to maintain unit in clean and sanitary condition 9. PROHIBITED ACTIVITIES No smoking anywhere on premises No illegal activity of any kind No excessive noise between 10PM 8AM No modifications to locks or doors without approval 10. ENTRY BY LANDLORD Landlord will provide 24-hour written notice before entry Emergency access permitted without notice Inspections permitted with proper notice per California Civil Code 1954 11.
