Terms at 3182 W 139th St

Lease Term The lease term shall be for one (1) year. Any renewal or extension of the lease shall require written agreement between landlord and tenant. Rent Monthly rent shall be $2,000 per month. Rent is due on the 1st day of each month. Payment may be made via Zelle, Venmo, or check. Rent shall be considered late if not received by the 5th day of the month; therefore, payment must be received no later than the 4th day of the month. A late fee of $100 shall be charged for late payments. Security Deposit Tenant shall pay a one-time refundable security deposit of $2,000. Deposit may be used for unpaid rent, damages beyond normal wear and tear, cleaning, or other lease violations, subject to applicable law. Utilities Tenant is responsible for payment of all gas and electric utilities. Landlord shall be responsible for water and sewage. Pets Up to two (2) dogs and up to three (3) cats are permitted, subject to landlord approval and negotiation. Tenant shall pay: A one-time refundable pet deposit of $300. Monthly pet rent of $40 per dog. Monthly pet rent of $20 per cat. Tenant is responsible for all pet-related damages, odors, waste removal, and nuisance issues. Lawn Care & Exterior Maintenance Tenant is responsible for mowing and maintaining the lawn using lawn equipment provided by the landlord. Alternatively, tenant may elect landlord-provided lawn service for an additional monthly fee. Tenant is also responsible for snow removal and basic exterior upkeep. Maintenance Responsibilities Tenant shall: Replace HVAC air filters as needed (filters provided by landlord). Replace light bulbs as needed. Maintain general cleanliness and minor upkeep of the property. Promptly report maintenance issues, leaks, or damages to landlord. Smoking Policy No smoking is permitted inside the property. Tenant shall be responsible for any smoke-related damages, odor remediation, or cleaning costs resulting from violation of this policy.
