Lease terms

A 12-month lease is required. Smoking Policy: This is a smoke-free property. Smoking, vaping, and the burning of tobacco, marijuana, or similar substances are not permitted inside the residence, garage, balcony, or other areas of the property. Parking: One garage parking space is included with the lease. Any additional or guest parking is subject to availability and all City of Denver and HOA parking rules. Vehicles must be currently registered, operational, and parked only in authorized areas. Improperly parked vehicles may be ticketed or towed at the vehicle owner's expense. Utilities: Electricity, gas, and internet service are not included in the monthly rent. Tenants are responsible for establishing and maintaining these services in their own name and paying all associated charges during the lease term. Pet Policy: Up to one approved dogs, cats, or other small domestic pets are permitted, subject to landlord approval and HOA requirements. A $300 refundable pet deposit and $40 monthly pet rent apply per household. Pets must be registered and vaccinated as required, kept on a leash outside the residence, and may not be left unattended on the balcony, patio, or in common areas. Tenants must promptly clean up after their pets and are responsible for pet-related damage, injury, excessive noise, or nuisance behavior. Assistance animals will be handled in accordance with applicable law and are not subject to pet fees or pet rent. Tenant Maintenance Responsibilities: Tenants are responsible for keeping the interior clean and sanitary, properly disposing of trash and recycling, replacing standard light bulbs and accessible HVAC filters as needed, using plumbing and appliances appropriately, and taking reasonable steps to prevent avoidable damage. Maintenance concerns, leaks, electrical issues, appliance problems, or other needed repairs must be reported promptly. Tenants may not make repairs, alterations, paint changes, or installations without prior written approval. Tenants are responsible for damage caused by themselves, occupants, guests, or pets beyond ordinary wear and tear. The landlord and HOA remain responsible for applicable building systems, required repairs, and exterior or common-area maintenance, except where damage is tenant-caused.
