Lease terms

-Rental Application: Credit report, Background check, Eviction history, Income verification, Reference checks, ID upload ($49.99 per Applicant) -First Month's rent, Last Month's rent, and one Month's security deposit due at Lease signing. ($6,600.00) -Pets: A pet screening before approving any applicants and signing a Lease. Renters insurance is required that specifically covers dog bites and other injuries. Fenced-in yard. -Renters Insurance: $50,000 property, $300,000 liability per unrelated Tenant -Rental Term: One Year with an automatic year-long lease renewal. -Subletting: Tenant agrees not to transfer, assign, or sublease the Leased Premises without the Landlord's written permission. - Guests: A guest may not stay overnight for more than three consecutive nights without the written permission of the Landlord. -Utilities paid by Tenant: Electricity, Gas, Cable TV, Telephone, Landscaping, Snow Removal, Cleaning & Janitorial Services, Internet, Water & Sewer, Pest/Rodent Control, Bed Bug Remediation -Utilities paid by Landlord: Trash and Recycling -Smoking: No smoking or vaping allowed inside the property.
