Lease terms

Tenant is responsible for water, wifi (not included, tenant must set up their own), and electricity. A $2,300 security deposit, along with the first month's rent, is required. The security deposit will be returned within 30 days of lease termination, minus any deductions for damages or unpaid rent, if applicable. The lease term is for one year. **Miscellaneous Terms - Parking is permitted only in the driveway. - Smoking is not allowed inside the home, but smoking is permitted outside. - Rent is due on the 1st of each month. A late fee of $50 will apply if rent is not paid within 5 days. - Tenants are responsible for minor maintenance, including replacing lightbulbs and general yard upkeep, and must report significant repair issues promptly. - Tenants should notify the landlord of any maintenance issues. If repairs are not addressed in a reasonable time, tenants may have additional rights under Tennessee law. - Overnight guests are allowed for up to 7 consecutive days without prior approval. - The landlord reserves the right to access the property for inspections, repairs, or showings with at least 24 hours' notice. - Rent payments can be made via Paypal, Zelle or Venmo. Reach out if you need other payment options. - Tenants are encouraged to obtain renter's insurance to cover personal property and liability. - No alterations or improvements (e.g., painting, installing shelves) may be made to the property without prior written approval from the landlord. - The security deposit may be withheld for damages beyond normal wear and tear, unpaid rent, or cleaning costs. - Either party must provide at least 30 days' notice if they do not wish to renew the lease. **Lawn Maintenance The tenant is responsible for all lawn care and maintenance, including mowing, edging, watering, and general upkeep of the yard throughout the lease term. The lawn must be kept in a neat and orderly condition at all times. The tenant will bear all costs related to lawn maintenance, including equipment and supplies. Failure to properly maintain the lawn may result in deductions from the security deposit or other penalties.
