LEASE TERMS & HOUSE RULES SMOKING & CONTROLLED SUBSTANCES This property is drug-free and smoke-free indoors. Tobacco smoking and vaping/e-cigarettes are permitted in outdoor areas only, including the backyard and exterior of the property, provided butts and waste are properly disposed of. Smoking or vaping of any kind is strictly prohibited inside the home at all times, including garages, covered porches, and any enclosed structure on the property. Marijuana and all illegal controlled substances are prohibited on the premises entirely, regardless of location. Any evidence of indoor smoking or illegal drug use is grounds for immediate lease termination and forfeiture of the security deposit. Tenant is responsible for any remediation costs, including odor treatment, staining, or damage, resulting from prohibited use. PETS Pets are considered on a case-by-case basis and require prior written approval from the landlord before move-in. Unauthorized pets are a lease violation. Approved pets may be subject to a non-refundable pet fee and/or an additional pet deposit. Tenant assumes full liability for any damage, injury, or nuisance caused by their pet(s). SUBLEASING & UNAUTHORIZED OCCUPANTS Subletting, subleasing, or assigning the lease, in whole or in part, is strictly prohibited without prior written consent from the landlord. Only individuals listed on the approved lease agreement may occupy the property. Unauthorized occupants discovered on premises may result in immediate lease termination. PROPERTY USE The property is approved for residential use only. No commercial activity, home-based businesses requiring client traffic, or business signage is permitted on the premises without prior written approval. MAID SERVICE As a complimentary amenity, the landlord provides a professional maid service on a quarterly basis (once every three months) at no cost to the tenant. Scheduled cleanings will be arranged with reasonable advance notice. Tenant agrees to provide access to the property on the scheduled cleaning date. This service covers general interior cleaning only and does not substitute for the tenant's ongoing responsibility to maintain the property in a clean, sanitary, and undamaged condition between visits. The landlord reserves the right to discontinue this amenity with 30 days written notice. GYM EQUIPMENT The Tonal gym system is provided as an amenity and remains the property of the landlord. Tenant agrees not to tamper with, modify, relocate, or attempt to uninstall the equipment. Any damage beyond normal wear and use is the financial responsibility of the tenant. Tenant assumes all risk associated with personal use of the gym equipment. PROJECTOR & AV EQUIPMENT The projector and screen setup are provided as a complimentary amenity and remain the property of the landlord. Tenant agrees not to relocate, modify, or damage the equipment. Replacement or repair costs resulting from misuse or negligence are the responsibility of the tenant. NOISE & NUISANCE Tenant agrees to be a considerate neighbor and to comply with all local noise ordinances. Excessive noise, disruptive gatherings, or any activity that disturbs neighbors or constitutes a nuisance is grounds for a lease violation notice and potential termination. LAWN & EXTERIOR MAINTENANCE Tenant is responsible for routine lawn care and yard upkeep, including mowing, edging, and maintaining the appearance of the property exterior. The backyard pecan trees and surrounding landscaping must be kept reasonably clean and clear of debris. ALTERATIONS & MODIFICATIONS No painting, structural modifications, fixture replacements, or alterations of any kind may be made to the property without prior written approval from the landlord. Unauthorized modifications will be corrected at the tenant's expense. LIABILITY & RENTER'S INSURANCE Tenant is strongly encouraged, and may be required by landlord, to carry an active renter's insurance policy throughout the duration of the lease. The landlord is not responsible for loss, theft, or damage to tenant's personal property. Tenant assumes personal liability for any injuries sustained on the premises by themselves or their guests. UTILITIES & SERVICES Tenant is responsible for establishing and maintaining accounts for all applicable utilities and services, including gas, water, electricity, trash collection, sewage, and internet/WiFi (if desired). Tenant agrees to have all applicable utilities transferred into their name prior to or upon move-in and is responsible for timely payment throughout the duration of the lease. Failure to maintain active utility accounts may be considered a lease violation. LEASE VIOLATIONS Any material breach of these terms may result in a formal written notice, monetary penalties as permitted by Louisiana law, and/or lease termination proceedings. The landlord reserves all rights afforded under Louisiana Revised Statutes Title 9, Landlord and Tenant law.
