Application Fee:

Landlord's tenant selection criteria include the following factors for each adult occupant:
General Rental Criteria:
Applicant must have a minimum of three (3) years of Good Rental History.
Good Rental History requires the following:
(1) that no forcible detainers (evictions) be filed or judgment rendered against Applicant during the prior three (3) years; provided however, a forcible detainer resulting from damages to property by the Applicant is grounds for rejection of Applicant under any circumstance regardless of the time such action was filed.
(2) Applicant must not have a history of any damage to the residence
(3) Applicant must not have any outstanding balance due to a previous landlord.
(4) If Applicant has no prior rental history then Applicant must have a qualified co-signer, who must be a resident of Texas, have a good credit history, and be willing to sign the lease.
(5) Minimum credit score is 630, but will be reviewed on a case to case basis.
Verifiable Gross Income:
Applicant must earn a minimum of three (3) times the rent charged on the residence. Section 8 vouchers and certificates are NOT accepted. Applicant must submit last two paycheck stubs or such other evidence of income satisfactory to Landlord with Lease Application. If Applicant does not earn sufficient income to satisfy Landlord's
requirements, Landlord may accept a qualified co-signer, who must earn a minimum of 3 times the rent charged, if also an Applicant for residence in the premises or four (4) times the rent charged, if co-signer will maintain separate residence. A co-signer must also be a resident of Texas, have a good credit history, and be willing
to sign the lease.
Criminal Background Check:
Applicant may be denied a lease for the Premises due to a criminal history (see Criminal Background Criteria).
Credit History:
Credit history must show that the resident has paid bills on time and does not have a history of debt write-offs or accounts that have gone into collection. Applicant may be denied a lease for the Premises due to poor credit history.
Minimum credit score is 630, but will be reviewed on a case to case basis.
