Lease terms
A minimum one year lease is required. Owner pays HOA fees, annual HVAC inspection & checkup. Tenant is responsible for utilities and yard service. Yard must be maintained to HOA standards. We use independent rental screening service AVAIL, which will conduct a criminal history check, a credit report, and an eviction proceeding report. The Screening Fee is $55 non-refundable per tenant and is completed online. There is no additional application fee.

This is an owner-managed property and we live nearby, with two other rental properties and happy long term tenants! Showings are available mostly evenings and weekends, but some weekdays on request. Move in requires a non-refundable/annual pet fee, First & Last months rent plus deposit. Last months rent may be waived with excellent credit history. One year minimum lease.
