Lease terms

Security deposit and 1st months rent due at the time of lease signing. Pets: May be considered with $300 refundable per pet deposit and $35 monthly pet rent per pet. Utilities: All paid by tenant Tenant responsible for all yard maintenance. No smoking of any kind allowed inside the home. Schools: Central High School, Grand Mesa Middle School and Fruitvale Elementary School. 1. A prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statute; and 2. If a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: charging the prospective tenant and rental application fee; or charging the prospective tenant and fee for the landlord to access or use the portable screening report. To qualify to rent from us: 1) All adults must be at least 18 years of age and adults less than 21 years of age may require a guarantor and/or pay last months rent in addition to the security deposit. 2) Total household gross income must be at least 2 times the amount of rent. 3) All adults must pass background checks (criminal, eviction history and credit check) and have landlord references.
