LEASE TERMS / RENTAL ARRANGEMENT Minimum Stay: This rental is offered with a one-month minimum stay. After the initial month, the rental may be extended by mutual agreement between the owner and tenant, depending on availability, fit, and circumstances at that time. Any extension must be agreed to in writing. Private Outdoor Space: The downstairs unit includes access to a private patio area for the tenant's use. The owner will respect the tenant's privacy and will not use the patio without prior communication and permission. Hot Tub Access: The hot tub is located in the patio area. While the patio is private to the tenant, the owner may occasionally request access to the hot tub. Any such access will be coordinated in advance and will only occur with the tenant's permission. Laundry: Laundry facilities are shared and located in the upper portion of the home. The tenant will have reasonable access to laundry, but because the laundry area is located within the owner's living space, access must be coordinated in advance. The owner and tenant will communicate directly to schedule laundry times in a way that works for both parties. Utilities: Utilities are separate and are not included in the base rent unless otherwise agreed to in writing. Smoking: No smoking is permitted inside the unit, on the patio, or anywhere on the property. This includes cigarettes, cannabis, vaping, and any other smoke-producing materials. Parking: Parking is street parking only. Parking directly in front of the home is limited. Guests of the tenant may need to park farther down the hill where additional street parking is available. Tenant and guest parking should be handled respectfully and in consideration of neighbors and limited street availability. Shared Home Considerations: This is a private downstairs unit within an owner-occupied home. The owner and tenant agree to maintain respectful communication around shared access, privacy, noise, parking, and use of common systems or amenities. Extension / Renewal: After the initial one-month term, the rental may continue on a month-to-month basis or for another agreed-upon term, subject to mutual agreement. Either party may choose not to extend the rental after the initial term, provided appropriate notice is given according to applicable law and the lease agreement. General Expectations: The tenant is expected to keep the unit clean, respect the property, communicate promptly about any maintenance issues, and be considerate of the owner and neighbors. The owner will provide reasonable notice before requesting access to any tenant-used areas, except in the case of emergency.
