Lease terms

We are looking for someone responsible, gainfully employed and excited to make this house a long-term home. The home is beautiful and newly renovated. Only 2 long-term tenants have occupied the home after the owners. There is absolutely no smoking of any kind in the home and absolutely no pets. The duration of the lease is 24-months with optional annual renewal at the tenant/owners discretion. Owner is open to consider applicants with rental assistance. There is a security deposit required of a month of the regular rent in addition to first months rent totaling $3600. Rent must be paid on time by the 5th of each month. This is not negotiable. There will be a late fee assessed of $20/day until rent is paid after the 5th until the 15th of the month. After the 15th, you will be considered in violation of the lease and given a written citation. If a rent violation happens a second time you will be given a 30 day notice to vacate the property. Tenant is responsible to pay their own electric & gas (PSEG) and water bill (Camden City). The owner will continue to pay the city sewer bill. Parking is available in front of the home (and because we have an end unit) the side street also is available. There is space for 1 car to park off-road behind gates in the backyard if you prefer or a nice yard for children to play Paint color changes, large holes or structural changes to the home or landscape is not permitted without the express permission of the landlord. The tenant should care for the outside of the home as they do the inside (removing snow, cutting grass, gardening, etc.) If your lifestyle does not include behavior conducive to living in harmony with others and in a peaceful, respectful community, this place is not for you. Owners will consider rental assistance programs (max family of 5). Absolutely NO PETS or SMOKING. References will be checked. Looking forward to welcoming our next resident.

It is right off of Collings Road and 676 which gives you access to Collingswood for great food, Cherry Hill for shopping, and Philly for work in a matter of minutes.
