Lease terms

Lease Length 12-month lease (most common; aligns with year-round housing) Option to renew if both parties agree. Rent & Payment Rent is due on the 1st of each month. Late fee applies after a 5-day grace period. Rent must be paid electronically through an approved payment method. Security Deposit One month's rent due before move-in. Deposit is refundable, less deductions for unpaid rent, excessive cleaning, or damages beyond normal wear and tear. Included in Rent Fiber high-speed Wi-Fi Furnished bedroom Furnished common areas Garage parking space (if assigned) Lawn care and snow removal (if applicable) Occupancy Lease is for one individual tenant and one private bedroom with exclusive use of one private bathroom. Common areas (kitchen, living room, laundry, etc.) are shared with other tenants. No subleasing or room transfers without written approval. Guests Occasional overnight guests are permitted. No guest may stay more than 2 3 consecutive nights or 6 nights per month without landlord approval. Tenant is responsible for guest behavior. Cleaning Expectations Tenants are responsible for keeping their private bedroom and bathroom clean. Shared spaces should be cleaned after each use. A rotating cleaning schedule may be established for common areas. Quiet Hours Quiet hours from 10:00 PM to 7:00 AM on weekdays. Respectful noise levels at all times to support studying and sleeping. Parking One assigned garage or parking space per tenant (if available). No unauthorized vehicles. Smoking & Vaping No smoking or vaping anywhere inside the home. If permitted outdoors only Pets No pets without prior written approval. Maintenance Report maintenance issues promptly. Tenants are responsible for damage caused by themselves or their guests. Move-Out Room must be returned in clean condition with all furnishings present. House Rules Be respectful of roommates. No illegal activity. No parties without prior approval. Shared spaces should be left clean after use.
