Terms at 315 Mountain Ranch Dr

Owner pays monthly fees and dues associated with HOA, garbage service, and septic maintenance. Tenant pays all other electric, heating and cooling expense and anything associated with the current HVAC maintenance. Tenant is responsible water, propane, internet all other expenses not identified. Owner will deliver in working order, refrigerator, dishwater, deep freezer, washing machine and dryer, range and microwave. In the event, shall the above become inoperable, tenant is responsible for all reasonable cost associated with replacing or repairing the items referenced above. Owner has a strict no smoking policy. Tenant and guests are permitted to smoke only outside, 250 feet away from any door entrance including the garage. Owner would prefer a two year term. Owner is open purchase offers. Rent is due on the 1st of each month and considered past due after 5 PM (CDT) on the 6th day of the month. A 10%late fee will apply on any past due rent.
