Renter shall be solely responsible for establishing and maintaining all utility accounts and services for the property during the term of the lease, including but not limited to water, electricity, trash service, and internet/cable, unless otherwise stated in writing by Landlord. All leases shall be for a term of no less than twelve (12) months unless otherwise agreed to in writing by Landlord. Renter shall maintain an active renter's insurance policy throughout the full lease term, at Renter's sole expense, sufficient to cover Renter's personal property and liability exposure at the premises located at 315 Landing Lane. Proof of renter's insurance may be required prior to move-in and upon renewal or request by Landlord. Parking is permitted on the paved driveway only.
