**Lease Term and Financial Requirements** This Lease Agreement shall commence on __________ ("Start Date") and shall continue for a fixed term of twelve (12) months, ending on __________ ("End Date"), unless earlier terminated in accordance with the terms of this Agreement. Upon execution of this Lease, Tenant agrees to pay the following: 1. **First Month's Rent $__________ due prior to occupancy. 2. **Last Month's Rent $__________ due prior to occupancy. 3. **Security Deposit An amount equal to one (1) month's rent, $__________. 4. **Pet Deposit A non-refundable pet deposit of 500.00 due prior to occupancy (if applicable). **Utilities** Tenant shall be responsible for establishing, maintaining, and paying for all utilities and services associated with the premises, including but not limited to electricity, gas, trash removal, internet, and cable. **Water and sewer services shall remain in the Landlord's name and Tenant agrees to reimburse Landlord monthly for the full cost of water and sewer usage. Landlord will provide a copy or summary of the bill, and payment shall be due within ______ days of notice. **Use of Premises / Conduct** 1. **Parties and Events Parties, gatherings, or events are strictly prohibited without prior written approval from the Landlord. A "party" or "event" is defined as any gathering exceeding the number of occupants listed on the lease or that results in noise, parking congestion, or disturbance to neighbors. Any unauthorized party or event shall result in an immediate 500.00 nuisance fee**. Repeated violations shall constitute a material breach of this Lease. 2. **Smoking Smoking of any kind, including but not limited to cigarettes, cigars, vaping devices, or marijuana, is strictly prohibited the premises. "Evidence of smoking" includes, but is not limited to, odor, residue, burns, ashes, or alerts from monitoring devices. A 400.00 cleaning fee** will be assessed for any violation. The property may be equipped with smoke detection monitors. Violation of this policy constitutes a material breach of this Lease and may result in termination of tenancy in accordance with North Carolina law. 3. **Glitter Tenant agrees to refrain from using glitter the premises. Glitter is defined as any small reflective decorative particles that are difficult to remove from surfaces. If glitter is found inside the property, a 50.00 cleaning fee** will be assessed. Use of glitter outside the home is permitted. 4. **Quiet Hours Tenant agrees to observe quiet hours between **9:00 PM and 9:00 AM**. Excessive noise, including loud music, shouting, or other disturbances audible beyond the property boundary during these hours, shall be considered a violation of this Lease. **General Enforcement** Violation of any of the above provisions may result in fines, deductions from the security deposit, or termination of tenancy as permitted under applicable law. Tenant is responsible for the conduct of all guests and invitees. Upon expiration of the initial lease term, this Agreement shall automatically convert to a month-to-month tenancy unless either party provides written notice of non-renewal at least thirty (30) days prior to the End Date. All terms and conditions of this Lease shall remain in effect during any month-to-month tenancy, except as otherwise modified by written agreement between the parties. Tenant agrees to occupy the premises located at **315 Keener Blvd** solely as a private residence for the duration of the lease term.
