Lease terms

Minimum stay: 6 months. No smoking or vaping of any kind allowed. Utilities are included with a monthly cap of $375 covering electric, water, trash, and internet. Tenant's Obligations: (a)use premises for residential purposes only and in a manner so as not to disturb surrounding neighbors (b) not use the premises for any unlawful or immoral purposes (c) keep the premises, including but not limited to, all plumbing fixtures, facilities and appliances in a clean and safe condition. (d) cause no unsafe or unsanitary condition. (f) dispose of all garbage and other waste in a clean and safe manner (g) use in a proper and reasonable manner all electrical, plumbing, sanitary, heating, ventilating, air conditioning, and other appliances furnished as part of the premises. (h) not deliberately or negligently destroy, deface or damage or remove any part of the Premises.(i) be responsible for and liable to the Landlord for all damages beyond ordinary wear and tear(j) permit the Landlord to enter The Premises during reasonable hours for the purpose of inspecting the premises with the tenants compliance to make any repairs or alterations or improvements as the Landlord may deem appropriate(k)pay the costs of utilities when total sum of utilities (power, water, trash and internet) exceed a total sum of $375; tenants agree to pay overage balance. (l)not abandon or vacate the Premises during the Initial Term.
