Lease Terms: 12-month lease preferred. Security deposit equal to one month's rent. First month's rent and deposit due prior to move-in. Utilities: Electricity service is shared with the rear unit and remains under the landlord's account. The main house is responsible for 70% of the monthly electricity bill, with the rear unit responsible for 30%. Gas, internet, and other optional services are the tenant's responsibility. Water and trash are included. Pets: Pets may be considered with landlord approval. Monthly pet rent may apply. Breed restrictions may apply due to insurance requirements. Application Requirements: Applicants should have verifiable gross monthly income of approximately 2.5x the rent, satisfactory credit history, and positive rental references. Credit and background screening will be required. Property Note: The property includes a detached rear structure that may be converted to an accessory dwelling unit (ADU) in the future. Any future work will comply with local regulations, and reasonable notice will be provided if construction occurs during the lease term.
